Hello Hidden Ridge II! We realize not everyone was able to attend the last HOA/Budget meeting in January so we wanted to be able to post the general information and update that was provided at the meeting.
First and foremost, your new Board Members are as follows:
Chelsea-President
Kerry-Vice President
Michael-Secretary/Treasurer
I am very proud of the team that is in place. All members of the Board have demonstrated a high level of care and involvement in serving this community. It is an honor to work together.
We are also very excited to have retained the services of a new Property Management firm. Tom Gish at Port Gardner has taken over effective January 1st of this year. Tom and Port Gardner bring an incredible amount of experience and efficiency to the management of our community and at a significant cost savings as well.
So what has the Board Been up to? Great question! Some of the below is a high level overview of things we have been working on.
*Formed an Architectural Control Committee of that has 6 members of Hidden Ridge homeowners
*Set up an email/website to be used for direct access to the board. (BOD@HIDDENRIDGEHOA.COM)
*Approving/reviewing ACC applications
*Getting caught up on current issues
*Reviewing all contracts /interviewing new vendors
*Financials audit from prior year to make sure we have not over paid for services or under collected.
*Hired new landscapers
*Hired new Property Management Firm (saving us almost $3800/year) This is significant savings!
*Transition of Property Management Firm
*Successful meetings and conversations with Developer re: debris clean up and other concerns as it relates to them.
*Budget for 2018
*Tax prep for 2017 is under way (Port Gardner)
*Plans to boost overall landscaping aesthetics through 1x clean up and ongoing/regular maintenance beginning in February.
*Review/ Ratify Budget for 2018
Additional items that were discussed:
*Announced and discussed “Run-way Plan
”
-Notifications going out in February to homes currently in violation of the CCR’s. For larger projects/fixes needed additional time will be allowed for submittal of an application to our ACC and additional time also allowed on a one-time basis for implementation of the proposed fixes or solutions to items in violation.
It was also mentioned at the meeting that we were tracking down funds from the Mailbox incident/accident. We are happy to report that we have been reimbursed for the costs incurred from replacing the mailboxes on 200th.
Thank you to all of you as you support your new Board through this transitional time. Your patience and cooperation is greatly appreciated. The members of this Board take this responsibility very seriously and work hard to maintain the integrity of the role assigned to them. I ask that if you have any concerns or questions about anything at anytime you reach out directly to us. I would also ask that you give us the benefit of the doubt as we navigate through different issues as they arise.
On behalf of the entire board, thank you for your support!
Chelsea
